Our land teams are competent in all aspects of land acquisition for residential development: whether dealing with a site with planning consent for 20 houses, or a long term strategic site for 1,000 units requiring complex promotion over a number of years - or anything else in between, our experienced staff has all the skills required to fully understand the development potential of land.

Croudace has been successfully promoting strategic land for decades. Our staff has the expertise and experience necessary to ensure that any land we promote has the best possible chance of obtaining planning consent and that the consent obtained will maximise the development value of the land. Sites located in central London are not of interest

Caterham is a town located in Surrey and is one of the main urban settlements within the District of Tandridge. Our site measures approximately 4ha and is located within easy walking distance to a range of services and facilities. Proposals include the provision of around 60 homes and an extensive area of public open space. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2019.
Odiham is a charming village located within Hart, Hampshire. Our site is within easy walking distance of the High Street where a range of services and facilities can be accessed. Proposals for the site include the provision of between 80 and 100 new homes, open space and highways improvements. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2018.
Sevenoaks is a town located in western Kent and is identified as the Principal Town with excellent rail services to London. Our site measures around 7ha and is in easy walking distance to the main shopping area where a range of facilities and services can be accessed. Proposals for the site include provision of around 120 dwellings with an extensive area of public open space. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2019.
Sunbury-on-Thames is located within Surrey and the Borough of Spelthorne. Our site measures around 4.5ha and is surrounded by existing development on three of its four sides. Proposals for the site include the provision of around 125 new homes and public open space. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2019.
Wickham has been allocated 250 units as part of Winchester City Councils Local Plan Part 1. The site at School Road has been identified in Winchester City Councils Draft Local Plan Part 2 as a suitable site for around 80 dwellings plus a significant element of open space.
Land and Business Development Director
Having joined Croudace in 2001 Ben was promoted to the Board at the start of 2014 and leads the North Thames Land team. He is a Chartered Surveyor. With an excellent land and legal team based in Letchworth, Ben is in a great position to deliver the required sites to match the appetite of the Company in the region.

Strategic Land Promoter
Richard is a chartered Town Planner who joined Croudace in 2015. He graduated with a degree in Land Management in 2001 before completing a postgraduate diploma in Urban Planning a year later. With experience in both the private and public sectors as a consultant and planning officer, Richard is committed to helping Croudace deliver good quality homes in successful communities on its sites.

Strategic Land Negotiator
Lewis joined Croudace in July 2013 after graduating with a first class honours in Planning and Development. He is currently on route to becoming a Chartered Planning and Development Surveyor and is keen to secure more land to support his ambition of creating successful and progressive changes within the built environment.
Lewis is a keen mountain biker and clay pigeon shooter.

Philip joined the North Thames land team in 2014 after completing his Masters degree in Planning and Property Development at Ulster University. He is keen to investigate land opportunities and acquire new sites for the Company to meet the ever-increasing demand for new homes.

Jess is a Chartered Planning and Development Surveyor, having graduated from Reading University with a degree in Real Estate. Jess recently joined Croudace from a national firm of surveyors where she was involved in the disposal of immediate land opportunities, valuations and identification of longer term strategic sites. At Croudace Jess is responsible for investigating and sourcing land opportunities in the eastern half of the North Thames region, including Cambridgeshire, Essex and Hertfordshire.
Outside of work, Jess is a keen skier and recently worked a winter season as a chalet host in the French Alps. She also enjoys cooking, socialising with friends and taking her black Labrador on long walks.

Undergraduate Land Buyer
Will joined Croudace in 2016 as a placement student from the University of the West of England, Bristol, where he is studying Property Development and Planning.

Company Solicitor (North Thames)
Alison joined the Croudace team in 2014 after several years as Head of Legal at a national house builder. Working closely with the land team Alison is responsible for the legal aspects of immediate and strategic land acquisitions for the North Thames office as well as dealing with the negotiation and completion of S106 and other planning agreements.
In her spare time Alison enjoys long walks, theatre, reading, watching tennis and football, and socialising with family and friends.

Land and Business Development Director
Simon joined Croudace in 2001; he is a qualified solicitor who previously worked in private practice. In 2007 he assumed responsibility for overseeing land buying for the Southern region in addition to his legal duties. With the arrival of Caroline Bailey he relinquished his legal role to concentrate exclusively on new site acquisitions. He was promoted to the Board in 2014.

Strategic Land Manager
Mark joined Croudace in 2008 after graduating with a 1st Class Honours degree in Construction Management. He is a Chartered Surveyor, a full member of the Chartered Institute of Building and studying for membership of the Royal Institute of Chartered Town Planners.
Following the successful acquisition of many immediate sites for the company, Mark now oversees the management of the portfolio of large sites with the potential to deliver over 2,500 units. He is also responsible for acquiring new medium/longer term opportunities to support the ever increasing demand for quality family homes in good locations.

Land and Business Development Manager
Peter has worked for the Group for over 30 years and during this time has worked in the key departments within Housing development. Peter leads Croudace’s procurement on all forms of affordable housing projects, either on land Croudace own or with a Registered Provider partner. He is keen to pursue more opportunities for development.

Strategic Land Promoter
Morwenna joined Croudace in May 2015, having previously worked at various Local Planning Authorities, most recently being Maidstone Borough Council as Principal Planning Officer. She has been a chartered member of the Royal Town Planning Institute since September 2012 following completion of her masters at London Southbank University in 2010. Her role includes working alongside land buyers from the beginning of negotiations to assess and advise on planning constraints and opportunities to consider the potential of sites, and to promote them through the planning process.

Jasmine rejoined Croudace in 2015 having completed an undergraduate placement year with the company in 2013. She was heavily involved in a number of immediate and strategic land purchases before achieving her degree in Property Planning and Development at Kingston University. Jasmine’s focus is on the east side of Croudace’s area of operation and she is very keen to pursue further opportunities for the company.

Head of Legal
Caroline heads up the legal team which is responsible for all site acquisitions and plot sales across the Croudace Group. Prior to joining Croudace in 2010 Caroline acted for residential developers both in-house and in private practice, and is also a longstanding contributor to various volumes of LexisNexis Butterworths “Encyclopaedia of Forms and Precedents”.
Her role includes working alongside the land buyers from the very beginning of negotiations, to assess and advise on the implications of legal issues against the background of the Company’s commercial objectives.
In her spare time she enjoys hiking, travelling and the theatre.
