Croudace’s expertise in land acquisition draws on many years of experience in identifying and realising development opportunities. Our land teams are competent in all aspects of land acquisition for residential development: whether dealing with a site with planning consent for 20 houses, or a long term strategic site for 1,000 units requiring complex promotion over a number of years - or anything else in between, our experienced staff has all the skills required to fully understand the development potential of land.

Our aim is to work with landowners demonstrating a high level of skill, diligence and integrity that exceeds their expectations. Landowners and agents can be confident that they will be in good hands with Croudace and can rest assured that the resulting development will be to a high standard of design and construction.

As a private, family owned company we have a simple management and decision making structure at Croudace which means that whether dealing with short term or long term land, we can make quick decisions.

Short Term Land

Our land teams have vast experience in assessing the development potential of land. We have an excellent reputation for our expertise, thoroughness and integrity in all aspects of our dealings with landowners and their agents from the preparation of our offers to exchange of contracts.

We have funds in place and are actively seeking opportunities to acquire land for residential development.

We will consider:

  • Land capable of accommodating at least 15 dwellings and at least 1 acre in size up to around 150 units (N.B. With regard to long term strategic land, we can cater for sites much larger than this; see Longer Term Land below).
  • Land with or without planning permission. Typically if a site does not have planning consent, we will look to exchange contracts with completion occurring once planning consent has been obtained. In certain circumstances we will purchase sites without planning consent unconditionally.
  • Greenfield or brownfield sites

Longer Term Land

Maximising the potential of development land

Croudace has been successfully promoting strategic land for decades. Our staff has the expertise and experience necessary to ensure that any land we promote has the best possible chance of obtaining planning consent and that the consent obtained will maximise the development value of the land. In addition to exceptional planning promotion skills, we have the technical, design and commercial abilities to achieve the optimum result. We eliminate the financial risks that the landowner would face in promoting his/her own land.

We have successfully promoted long term strategic land requiring the resolution of a wide range of issues including complex planning, contamination, environmental, landscape and technical issues. Some of the issues overcome are evidenced by the Strategic Land Case Studies click here

We will consider:

  • Sites capable of delivering at least 100 and up to 2,000 homes;
  • Sites capable of obtaining consent at any time over the next 20 years;
  • Option and promotion agreements using our in-house expertise to promote land for housing allocations without cost to the owner;
  • Joint venture schemes, contributing our expertise to planning, design, build and marketing

Caterham, Longsdon Way

Caterham is a town located in Surrey and is one of the main urban settlements within the District of Tandridge. Our site measures approximately 4ha and is located within easy walking distance to a range of services and facilities. Proposals include the provision of around 60 homes and an extensive area of public open space. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2019.

Odiham, Broad Oak Lane

Odiham is a charming village located within Hart, Hampshire. Our site is within easy walking distance of the High Street where a range of services and facilities can be accessed. Proposals for the site include the provision of between 80 and 100 new homes, open space and highways improvements. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2018.

Sevenoaks, Brittains Lane

Sevenoaks is a town located in western Kent and is identified as the Principal Town with excellent rail services to London. Our site measures around 7ha and is in easy walking distance to the main shopping area where a range of facilities and services can be accessed. Proposals for the site include provision of around 120 dwellings with an extensive area of public open space. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2019.

Sunbury, Fordbridge Road

Sunbury-on-Thames is located within Surrey and the Borough of Spelthorne. Our site measures around 4.5ha and is surrounded by existing development on three of its four sides. Proposals for the site include the provision of around 125 new homes and public open space. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in 2019.

Aylesford, Hermitage Lane

Aylesford is a town located in western Kent and within the Borough of Tonbridge and Malling. The site comprises approximately 12ha and adjoins our forthcoming development for 500 homes, Hermitage Park. Immediately to the west of the site lies Barming station which provides regular rail services to London. The site is currently identified by TMBC in their recent Issues and Options consultation as a ‘potential development area’. The site is currently being promoted through the Local Plan with the aim of achieving an allocation in May 2019 for 250 new homes.

Simon Boakes

Land and Business Development Director

Simon joined Croudace in 2001; he is a qualified solicitor who previously worked in private practice. In 2007 he assumed responsibility for overseeing land buying for the Southern region in addition to his legal duties. With the arrival of Caroline Bailey he relinquished his legal role to concentrate exclusively on new site acquisitions. He was promoted to the Board in 2014.

Simon is a keen sailor and also enjoys cycling and golf.

Mark Bentley

Mark Bentley

Strategic Land Manager

Mark joined Croudace in 2008 after graduating with a 1st Class Honours degree in Construction Management. He is a Chartered Surveyor, a full member of the Chartered Institute of Building and studying for membership of the Royal Institute of Chartered Town Planners.

Following the successful acquisition of many immediate sites for the company, Mark now oversees the management of the portfolio of large sites with the potential to deliver over 2,500 units. He is also responsible for acquiring new medium/longer term opportunities to support the ever increasing demand for quality family homes in good locations.

Outside of work Mark enjoys running, endurance events and live music.

Peter Brooks

Peter Brooks

Land and Business Development Manager

Peter has worked for the Group for over 30 years and during this time has worked in the key departments within Housing development. Peter leads Croudace’s procurement on all forms of affordable housing projects, either on land Croudace own or with a Registered Provider partner. He is keen to pursue more opportunities for development.

Morwenna McKay

Morwenna McKay

Strategic Land Promoter

Morwenna joined Croudace in May 2015, having previously worked at various Local Planning Authorities, most recently being Maidstone Borough Council as Principal Planning Officer. She has been a chartered member of the Royal Town Planning Institute since September 2012 following completion of her masters at London Southbank University in 2010. Her role includes working alongside land buyers from the beginning of negotiations to assess and advise on planning constraints and opportunities to consider the potential of sites, and to promote them through the planning process.

Jasmine Mann 

Land Negotiator

Jasmine rejoined Croudace in 2015 having completed an undergraduate placement year with the company in 2013.  She was heavily involved in a number of immediate and strategic land purchases before achieving her degree in Property Planning and Development at Kingston University.  Jasmine’s focus is on the east side of Croudace’s area of operation and she is very keen to pursue further opportunities for the company.

Erin joined Croudace in September 2016 having recently completed a Masters in Sustainability and Consultancy from The University of Leeds. Erin is keen to apply and refine skills developed in her Physical Geography degree, obtained from The University of Leeds in 2015. Erin’s focus is on identifying strategic, achievable and sustainable sites for Croudace.

Caroline Bailey

Caroline Bailey

Head of Legal

Caroline heads up the legal team which is responsible for all site acquisitions and plot sales across the Croudace Group. Prior to joining Croudace in 2010 Caroline acted for residential developers both in-house and in private practice, and is also a longstanding contributor to various volumes of LexisNexis Butterworths “Encyclopaedia of Forms and Precedents”.

Her role includes working alongside the land buyers from the very beginning of negotiations, to assess and advise on the implications of legal issues against the background of the Company’s commercial objectives.

Ben Yallop

Ben Yallop

Land and Business Development Director

Having joined Croudace in 2001 Ben was promoted to the Board at the start of 2014 and leads the North Thames Land team. He is a Chartered Surveyor. With an excellent land and legal team based in Letchworth, Ben is in a great position to deliver the required sites to match the appetite of the Company in the region.

Strategic Land Promoter

Richard is a chartered Town Planner who joined Croudace in 2015. He graduated with a degree in Land Management in 2001 before completing a postgraduate diploma in Urban Planning a year later. With experience in both the private and public sectors as a consultant and planning officer, Richard is committed to helping Croudace deliver good quality homes in successful communities on its sites.

Lewis joined Croudace in July 2013 after graduating with a first class honours in Planning and Development. Jess is a Chartered Planning and Development Surveyor, having graduated from Reading University with a degree in Real Estate. Jess recently joined Croudace from a national firm of surveyors where she was involved in the disposal of immediate land opportunities, valuations and identification of longer term strategic sites. At Croudace Jess is responsible for investigating and sourcing land opportunities in the eastern half of the North Thames region, including Cambridgeshire, Essex and Hertfordshire.

Outside of work, Jess is a keen skier and recently worked a winter season as a chalet host in the French Alps. She also enjoys cooking, socialising with friends and taking her black Labrador on long walks.

Alison Clegg

Alison Clegg

Company Solicitor (North Thames)

Alison joined the Croudace team in 2014 after several years as Head of Legal at a national house builder. Working closely with the land team Alison is responsible for the legal aspects of immediate and strategic land acquisitions for the North Thames office as well as dealing with the negotiation and completion of S106 and other planning agreements.
